  • A home is a huge purchase. It costs a lot of money and it can take a lot of time to get your home when it is being built for you. When you are going through home construction, there are several things to consider. You want to make sure that the home construction process with your custom home builder is quick and with as few difficulties and headaches as possible.

    The first thing to consider is who is going to build your home. You want to make sure you find a home builder who can build the home to the style you want at the price that you can afford. You need a home builder who knows what they are doing and one who is not going to take the money and run. Once you have found a contractor and researched them on the internet and through the Better Business Bureau, you can move on to the next step.

    The next thing to consider is your budget. You are only going to have so much money to spend on your home and the last thing you want is to find out the house is going to cost more than you thought it would. When that happens, work stops and your home sits unfinished until you come up with the cash needed. This is why you need to take your budget and find a home that costs about 80 percent of your budget. So, if you have a budget of $600,000, then your home should cost about $480,000 to build. That leaves you $120,000 extra to deal with any cost overruns or changes to the building plans. When you talk with your contractor you should ensure that they stick to the estimate they give you and will talk to you about any extra charges that come up so you are not caught off guard by cost overruns.

    The next thing to consider is where you are building for two reasons. Is it where you want to live and if you are thinking of selling, will you get back more than what you paid for the home? Location is important so do your research to find out if it is where you want to live. You should also consider the location and various zoning and permit laws that may be in place in the area.

  • Regardless if you are an experienced do-it-yourselfer, the days of just picking up your hammer and starting a home addition or home remodeling project are long over. It is critical that you first make your municipality aware of your home building intentions.

    Municipalities are increasingly cracking down on the weekend DIY construction homeowner to protect themselves against possible future lawsuits, and to maximize their property tax revenue. If you don’t contact them, be assured someone else in your neighborhood will, so before you have legal problems and fines to contend with, it is best to contact them first.

    Also note that besides legal issues and fines associated with not pulling permits, municipalities also can require the destruction of the home addition.

    There are federal, state and local building codes that municipalities require in home construction. These codes are in place to protect the occupants of the home, and others living near or around the home from fire, collapsed framing construction, electrical shock and many other dangers that can occur when a home or home addition is not constructed properly.

    These codes also serve to protect the investment in your home. Most of today’s homebuyers request a home inspection as part of the purchase and sales agreement. If a home inspection determines your home addition does not meet home construction codes then chances are the buyers will renege on their offer, and rightfully so. To ultimately sell your home you will probably need to bring your home addition or home remodeling project up to legal building codes. As a result, you will wind up ultimately spending more money in the end on the project by not pulling the permits during the pre-construction phase of it.

As a result, you can feel more comfortable knowing that the project not only meets the national and local building codes, but is also safe and your financial investment is protected.

    The costs of building permits are quite minor, relative to the total cost of a home addition or home remodeling project, and consequently there should be no excuse not to pull them. Yes the permit process may force you to use licensed contractors that you had previously no intention in hiring, but again this cost delta is peanuts compared to a cease and desist, or deconstruct order from the town or city.

    Not pulling permits on a home addition project is fraught with danger and liabilities, and the liabilities can last the life of the home addition. Consequently, if you are planning to build a home addition, always go to your local municipal building inspector first and determine what permits you will need. In some cases you may be able to pull the permits yourself, and in other cases a licensed contractor will need to pull them for you.

  • It’s not as common as it used to be, when large framing contractor’s would save money ordering damaged lumber or inferior building products. This might be a thing of the past in some areas, but there are still framing contractors and lumber companies who you need to be careful with, especially when the lumber they’re sending out to your job can cause an accident.

    I’ve seen this happen too many times, the carpenters are working on a house and the contractor didn’t order enough lumber or ordered enough lumber, but a few of the pieces are damaged and the carpenters use them anyway, simply so that they can finish the home.

    This isn’t going to ever be something that will benefit the other workers, especially if the structure of the house has been compromised. I have seen floor joist, roof rafters and structural beams that have large splits or knots in them and shouldn’t be used except for firewood, yet they are installed carelessly, simply because someone else doesn’t want to take the time to return the inferior lumber to get a new piece without any damage or flaws in it.

    I have seen large knots in floor joist create safety hazards for other workers and other trades. Some of the damaged lumber that I have seen used by other carpenters, doesn’t just creates safety problems, I have seen them cause accidents. It’s simply not worth it to use damaged building materials, because you’re in a hurry or don’t have the time to replace the item properly.

    If you’re dealing with a lumber company that continuously sends you out inferior lumber, I would advise you to explain your situation to them and if they will not respond properly, try to find another lumber yard to deal with.

  • I seriously can’t remember ever building a home, when I was working for another contractor, where the construction budget was actually balanced. Whenever they were my projects, I made sure that we finish the job on budget, unless the homeowner really wanted something extra and understood the consequences.

    I can’t stress this enough, to anyone who is interested in building a new home, renovating an old one or simply remodeling your bathroom. If the contractor gives you a price of $25,000 to remodel your kitchen and your budget is $26,000, this should send a clear signal that you only have an extra thousand dollars to mess around with.

    I was working on a whole house remodel one time and the budget was around $400,000. The contractor that I was working with at the time wanted to please the homeowners and really didn’t think twice about going over, as and on the construction budget.

    When the job was completed, the homeowner had spent over $625,000 and that’s $225,000 over budget and I’m sure that it put this family into some strong financial burdens. This isn’t the first time something like this happened to someone that I was working with or working for.

    If you’re building a home and the contractor doesn’t give you a fixed price, you need to find another contractor. You must know what the home is actually going to cost when finally completed. In case you didn’t hear what I just said, make sure that you have a fixed price contract from your general contractor and that everything is included in the contract.

    The worst thing that can happen to anyone building a home or remodeling one is to start with a construction budget that is already more than you can afford, only to find out later on that the cost overruns are going to force you into financial devastation.
