It’s time to remodel your home, and you’re looking for a contractor that you can trust and someone who will give you a reasonable and fair price for your remodeling project. There’s nothing new here, people have been looking for the same thing for years.
This is probably one of the best home remodeling or home repair magazine topics and will continue to be for many years. There are thousands of remodeling contractors out there who seem to do pretty good work. Some of these remodeling contractors even separate themselves by doing exceptional work and over delivering.
So how do I actually find a good home remodeling contractor? I’ve looked in the Yellow Pages, I’ve asked all of my friends and they all tell me the same thing. I have someone that I would recommend, they do pretty good work and I think that you would be happy with them.
I don’t think this is what you’re looking for, when you’re trying to find a good, and I would like to emphasis the word good home remodeling contractor. You’re not looking for a referral from somebody who was satisfied, you’re looking for a referral from someone who was extremely happy.
Where are these contractors located? Here’s the best piece of advice that I could ever give anyone who is looking for a home remodeling contractor. Stay away from online services. Some of these services charge hefty fees to their contractors. I know one that charges 10% of the total price of your job. In other words if you hire a home improvement contractor from this particular online contractor referral service, you can expect them to add at least 10% to the overall total cost of your job.
Most of the referrals that I have gotten and seen others receive, often seemed to produce the same results as having a monkey select someone out of the phone book. In other words, I have met quite a few homeowners who weren’t very happy with their referrals.
I would like to leave you with the best tip that I could possibly give any homeowner who is looking for a remodeling contractor. Go with your gut feeling, write down a few questions to ask your contractor and asked them. If you’re not comfortable with his personality or any of the answers that these contractors have given you, try to find another contractor who you get along with.
It’s not always going to be the best price, the lowest estimate, the best referral or even hiring a contractor who has completed the greatest number of jobs. Sometimes, you simply need to use your intuition, along with the information that you have gathered to make the best decision about hiring any remodeling contractors.

There are many ways for a home improvement contractor to increase his profits without diminishing his workmanship or quality of the job. Three ways are discussed below.
1. Check your material. If you are like many small or medium sized contractors, you only use a few different suppliers to get your building material. Perhaps you did some research initially, landed with these few material suppliers because it made sense at the time and you’ve been using them ever since. But, does using them still make sense? Are they more expensive than other suppliers that you could be using? Shop around. Tell other suppliers what you are paying now ans ask if they will beat it. Of course, you want to make sure that you are comparing apples to apples and that you are considering the entire net cost of switching.
You may also want to tell your current supplier(s) that you may be buying elsewhere. There’s no harm in doing this. Simply call your sales rep and say, “Hey, just wanted to give you a heads up that I’m starting to look at some different prices of some different suppliers. It’s nothing personal, but I wanted to let you know in case you there was something you could do to work with me on the pricing.” Your salesman will appreciate your honesty, especially if he works on commission, as most do.
The more material you buy from the supplier, the more clout your demands will have. Still, it never hurts to ask or ask around.
2. Ask for more. This may seem silly or obvious, but it is true. Many contractors simply shortchange themselves unnecessarily. The fact is that many homeowners will gladly pay extra for quality work. They will pay extra for peace of mind and to use someone that they feel comfortable with. This isn’t to say that you should charge double the market rate but before you slash your profit margin, make sure the potential customer understands what he is getting. Talk with him. Explain the work you will be performing. Walk him through it, point things out, discuss the project at length so that he has confidence in you that you will get the job done and get it done right and on time.
If you sell on price, the homeowner will only buy on price. This means that your price needs to be low. If the homeowner makes it all about price from the start, don’t waste your time placating the situation. Ask the homeowner what he is looking to spend or what his other estimates were for. If you are in the ballpark, proceed. If not, it’s not worth it and you didn’t waste any time or resources.
Don’t assume that every customer is price shopping. Some are quality shopping and will pay a price for that quality. Those that are price shopping still may become customers of profitable jobs, but you should find out up front.
3. Remember the x-factors. You never wan to minimize your profits simply because you are adding things up incorrectly. Your estimates need to account for unexpected contingencies and situations that could cost you more. Remember to account for waste and miscellaneous expenses. There is no sense in estimating things down to the penny unless you plan on running a perfect job with no setbacks or job site issues.
This may mean that you add in more extra time for your employees or that you add in for extra labor for. your subcontractors. You may figure out that you need to simply add 5% to all of your estimates to make them more reasonably profitable and less risky. Depending on the nature of your home improvement services, your x-factors may be rain delays or dumping fees. Either way, account for them in your estimates.

It’s not common to find damaged roof trusses when building a new house, but every once in a while you will run into a problem where a truss has been damaged or even destroyed. This could hold up the final buildings completion date if not taken care of, immediately.
Here’s a little advice from an experienced building and framing contractor. I cut one truss, while installing a stairwell for a two-story room addition and it held the job up for one month. The building inspector wouldn’t sign off the house framing or let me continue working on the project, until this truss was repaired and this required a correction from the structural engineer and the city building department. What a nightmare.
If you’re building a home and you notice that the roof trusses are damaged, before they have been unpackaged or used. You should contact the roof truss company immediately, to find out, what steps will be necessary to resolve the problem. Sometimes these problems can be solved simply and inexpensively, but you won’t know until you contact them for further instructions.
There are plenty of ways that these roof trusses can be repaired, even after they have been installed. So whatever you do, don’t panic, if these trusses have already been installed.
The best advice I can give you, for any wood truss roof repairs, would be to contact the manufacturer and get a professional to look at the damage as soon as possible. If they don’t respond in a timely manner, try to avoid using them in the future.
Unless you damaged the roof truss, they should be responsible. If you damaged the roof truss, you will need to accept responsibility and understand that you will be paying for these repairs.

1. What experience does your contractor have with this type of project?
How much experience does the home improvement contractor have in doing projects like yours? Does s/he specialize in this type of project, or will s/he be using your home as a learning project? Typically, contractors who have done several projects like yours will have a better idea of the actual costs and production issues involved in your project. Remember, however, that every remodeling project is a little different, and it is doubtful that any contractor has ever done a job EXACTLY like yours.
2. Who will be doing the actual work?
Will the individual you’re talking to be doing the work himself, or will they be using subcontractors or employees? Each scenario has its own advantages and disadvantages, but make sure you know what to expect on your job. Who will you ask questions once the project begins? Should you talk to the subcontractors, a jobsite manager, or the owner of the business? It is very important you have one person who will consistently answer your questions and not give you the run around.
3. What happens if changes are required to the initial bid?
What is the contractors’ process for making changes in the middle of the project? Most times you would like to avoid making changes mid-project but there can be unforeseen obstacles that arrive and it is good to know ahead of time how your contractor will deal with those obstacles. Most contractors use some sort of change order form that details the exact work and cost involved in changes once work has begun.
4. Am I prepared to be flexible when the unexpected arises?
Invariably, every job has something that wasn’t planned on come up. Delays due to weather, unforeseen conditions which present themselves once walls are torn down, changes to design or material choices, and problems with employees or subcontractors can all upset the planned flow of the project. Are you prepared to be flexible and work with your contractor to find solutions when these problems arise?
5. How do I feel about working with this contractor?
What is your gut feeling on working with this individual? Do you trust him or her? How do you feel about their design ideas as compared to your own? Can you communicate openly and clearly with this person? If it’s a remodeling project, how do you feel about this person being in your house for several days or weeks at a time often when you are not home? This is a really important factor to consider if you don’t trust this person don’t hire them.

You open up a phone book or even the local newspaper, there are tons of advertisements for contractors. Each contractor specializes in certain parts of the home. They can be electricians, designers, engineers, interior designers, plumbers and even joiners. They each have a specific home improvement skill and each one can not do without another.
If you want to do some home improvement which involves removing chunks and adding to it, it’s best in this case to turn to someone with that particular skill. Should this be a new bathroom installation or replacing the old bathroom with fresh ideas, let someone else do the project.
While many suspect all contractors are expensive, this is not always the case. It is possible to look around and find an expensive, yet very experienced contractor. You would pay for labor and materials. The best way to find someone like this is to ask around in your neighborhood, friends and family to see who they would recommend and why. Most people will go with a recommended contractor.
How about if you want to restyle your home? You do not have to do this alone either. There are home interior consultants that are willing to lend their expertise to those who want to refurnish their home to a look they want. It can get quite expensive despite the fact that they are consultants, you have to pay for the materials and the hours they work to tell you what fabrics will work and what others won’t. So on, so forth. This is really not feasible for most people because of the money issue.
Contractors in home improvement are great when looking to get huge modifications done. They should be listed with a governing body, have all the licenses with terms and conditions.
Should it be a small job you are looking to get done, see if a family member or friend can help you. That or you can attempt and do it yourself. You should not have to shell out for the whole thing.

The art of becoming your own home improvement contractor depends on the size of the project, your own experience and the amount of learning you require beforehand. Don’t be taken in by very low quote as it can mean that substandard material will be used, inexperienced workers will be hired or that the price will increase as the project proceeds. Prepare the home improvement contract with your selected contractor. It should include all of the project’s demands.
The home improvement contract should comprise of specific materials, all scopes of work to be done, start and completion dates, a warranty on the work and materials, the contractor’s specific duties (site cleanup, getting permits, etc.), a clause limiting work to the home improvement contract and stating that any additional work requires a change order, the manner of settling disputes should be highlighted and a clause allowing either party to back out of the contract within three days of signing without penalty.
The home improvement contract should also include a payment schedule and not make a large deposit. Ten percent is just nice with regular payments made by schedule or at the time that certain benchmarks are completed. Be sure that all the work is done to your expectation before you make the final payment. Use the home improvement contract to spell out all understandings between you and your contractor. If you expect the contractor to personally oversee certain aspects of the job, put it in the home improvement contract.
In the home improvement contract, if you want the contractor to give liability insurance and worker’s compensation. Don’t leave anything to chance. Most contractors have several projects going at the same time and verbal agreements can be forgotten, misunderstood or confused. Before signing the home improvement contract, ask any questions to ensure that you understand what the meaning of each clause.
